"Designing homes that elevate how you live."

Your home deserves more than builder-grade basic.

Whether you’re trying to infuse your current space with modern elegance, or navigating the overwhelming choices of a custom build, you shouldn't have to compromise on character.

We deliver personalized, detail-driven interior design. We help you cut through the noise, bypass short-lived trends, and design an intentional home that looks incredible and feels completely like you.

"It All Starts with a Conversation"

We start every journey with a brief 15minute Project Planning Call to learn about your lifestyle, aesthetic, and functional needs.

Next, we bring that vision into focus with a One Hour or 2 Hour In-Home Design Consultation. This hands-on session delivers actionable advice, a crystal-clear direction for your space, and the exact steps needed to turn your ideas into reality.

Booking your initial consultation marks the official beginning of your home’s transformation. If you're unsure of what to expect, rest assured that this step isn't about having every detail decided—it’s about gaining clarity.

Think of your first meeting as an intentional conversation. Together, we'll uncover your vision, assess how you use your space, and define a clear direction for your project. From new construction to full-home furnishings, this initial step sets the stage for a structured, stress-free design journey aligned with your lifestyle and budget.

Commercial Interior Design Process

Texas-Specific Regulatory & Accessibility Compliance

Commercial interiors in Texas carry legal requirements distinct from residential projects:

TDLR / TAS Compliance (State Accessibility): For any commercial project with a construction budget of $50,000 or greater, the designer must ensure the plans are registered in the Texas Architectural Barriers System (TABS) and submitted to a licensed Registered Accessibility Specialist (RAS) for review under the Texas Accessibility Standards (TAS) within 20 days of plan issuance.

TBAE & Stamped Drawings: Ensure work aligns with Texas Board of Architectural Examiners (TBAE) guidelines. If non-structural wall alterations or egress modifications require stamped drawings for municipal permitting, a Registered Interior Designer (RID) or licensed Architect/Engineer must seal the set.

Energy Code Compliance: Ensure specified lighting power density and control systems comply with the Texas state energy code (IECC/ASHRAE 90.1) and pass local COMcheck requirements.

Fire & Life Safety: Verify that all specified textiles, wall coverings, and floor finishes meet Texas/IBC flame-spread and smoke-density ratings (e.g., Class A fire ratings).

Design Development & Technical Documentation

Construction Drawings (CD Sets): Produce comprehensive technical drawing sets detailing:

  • Demolition and partition plans

  • Reflected Ceiling Plans (RCP) for lighting and ceiling grids

  • Power, data, and telecommunications location plans

  • Millwork, casework, and interior elevation details

  • Finish and door schedules

MEP & Structural Coordination: Coordinate with Mechanical, Electrical, and Plumbing (MEP) engineers to ensure HVAC diffusers, electrical panel loads, plumbing runs, and sprinkler head layouts align with the interior ceiling and partition plan.

4. Permitting & Local City Submissions

4. Permitting & Local City Submissions

  • Municipal Submittals: Submit drawing packages to local city building departments (e.g., City of Dallas, Houston Permitting Center, City of Austin) to secure commercial building permits.

  • Plan Review Revisions: Address any plan reviewer comments or requests for information (RFIs) from municipal building officials and fire marshals.

5. FF&E (Furniture, Fixtures & Equipment) Procurement

  • Commercial Specification: Select commercial-grade furniture, upholstery, lighting, and finishes built to withstand high-traffic use and meet ANSI/BIFMA performance standards.

  • Budget & Purchase Order Management: Generate detailed FF&E specification sheets, obtain vendor quotes, track purchase orders, and manage delivery schedules to match the construction timeline.
